This facility is without question one of the finest convenience stores in northeast Texas! Located near a major reservoir on a high-traffic U.S. highway, this store enjoys strong volume and good margins. Current owners are dissolving partnership and moving on to other business interests. This store is located in a "dry" area; no alcoholic beverages can be sold by any retailers. Therefore, buyers will not have to contend with the beer license issue. Due to its proximity to the nearby lake, this facility has a very profitable in-store fishing tackle department which includes bait. The store has a very strong deli department, with good, modern cooking equipment. Deli sales account for approximately 20% of inside store sales, and has its own drive-through window.

This facility is approximately 3,100 square feet, and is brick-and-steel construction. The parking area is all concrete. All underground tanks (USTs) are in full compliance with all EPA and TCEQ current requirements. There are three gasoline islands, each with its own MPD (multi-product dispenser), and a diesel island on the east side of the store with its own MPD and satellite dispenser. There are large, attractive canopies over the gasoline and diesel fueling operations. The facility was branded Citgo until recently, when Citgo withdrew from the Texas market. The store is now unbranded by choice. There is no contract with any major oil company or supplier that would prevent a buyer from switching brands or suppliers, and this attractive store should easily qualify for any major oil company brand if a buyer chose to do so.

The facility boasts a three year-old, five bay car wash on the east side of the store. Very attractively constructed with brick veneer, this car wash has four traditional, wand-style bays and one automatic "robo" style bay. Sales from this facility continue to grow each month.
